Responsibilities:
The ERC Architectural Committee is responsible for enforcing compliance with the ERC Covenants, Conditions, and Restrictions and appropriate municipal codes.
The "Committee" reviews and approves all property change form requests that are required for residents of the Estates of Russell Creek - members and non-members of the ERC HOA - to submit BEFORE doing various types of improvements to their home and their property. We have listed below the various reasons where a form submission is required BEFORE work should be started. If you are not sure it's best to submit a form or contact the committee chairman or CMA management to ask. If residents have had previous improvements to their homes but have not yet submitted and received approval from the committee or from the ERC Board of Directors complications could arise upon sale of the property. It's best to avoid any problems and request approval for work that has already been done but not approved rather than waiting to get a letter from CMA. Please read the ERC Covenants for more details on what the committee does and how it helps to protect the property values for all ERC Residents.

For Your Information
Winter Tips
Bermuda Grass in the winter is dormant and requires very little watering. Your shrubs on the other hand need moisture throughout the year. Adjust your sprinklers to water only the shrubs in the winter. Remember if the temperature ever gets below freezing, to turn off your sprinkler system to avoid freezing equipment and frozen sidewalks.
Fall Tips
Remember to cut back those shrubs and trees hanging over the sidewalks.
Keep shrubs from obstructing your home address numbers so that emergency vehicles can easily read them
Remember
No boat, trailer, recreational vehicle, or travel trailer may be parked for storage in the driveway, front yard or any home, parked on any public street, or allowed to be parked in view. It must be completely concealed from public view.
Fences older then a few years need to be stained or repaired to replace broken or warped boards. Irrigation systems that spray directly on fences will warp and rot your fences before their time.
