A New Generation of Self Storage!
Advantage Self Storage is a development of approximately 80,000 square feet of “New Generation” self storage. The proposed architecture will be similar to this existing Advantage project in Allen. Advantage plans to incorporate the use of the same brick that was used in the Estates of Russell Creek entrance walls along Coit Road.For additional information, please visit our website at www.advantageself-storage.com.High quality, all brick exterior walls are designed to provide an attractive appearance to adjoining properties.Note the use of raised arched panels and grouping of landscape to create interest and beauty.This architectural design will be used on all outside walls of the facility, including those facing the school to the east, and the school drive to the south. Red brick will be replaced with brick matching that used on the Estates of Russell Creek entrance walls.
No exterior lighting will be installed on the perimeter walls facing Russell Creek to the south, or Wyatt Elementary school to the east.
PROJECT CHARACTERISTICS
Advantage has worked closely with Carla McMurtry representing the Estates of Russell Creek Homeowners Association. A number of project features have been modified to incorporate all of the Associations input. Advantage has committed to the Association the following project characteristics:
1. Our front office / apartment building on McDermott will be two stories. All remaining buildings restricted to no more than one story.2. Architecture of office and storage buildings to conform to elevations presented with and becoming part of the PD restrictions:
a. A continuous, uninterrupted building wall with no openings will be placed along the east and south perimeter.b. All construction specifications to conform to the current retail district and the requirements for this use, which ever is more stringent.c. Office / apartment to be brick veneer, 25 year composition roof with metal parapet caps.d. All storage perimeter walls to be brick with commercial parapet trim (no pre-engineered metal facia). Perimeter to be accents approximately every 80'-100' with raised, brick panel with arch relief. Height of perimeter walls to be approximately 10'-12'.e. Brick to match the brick utilized in the subdivision walls of The Estates of Russell Creek. Walls to be accented with split face brick (US Brick “Hillstone”) as indicated on elevation drawings.f. Connecting fencing between buildings on the east and south sides to be 8' brick matching buildings.
g. No additional exterior lighting will be placed on the east or south walls of the perimeter buildings.
3. Landscaping to meet or exceed Plano landscaping ordinance for the current retail district.4. Landscaping to include trees along the east and south perimeter no more than 50' apart. Landscaping will be clustered in groups along these walls to create interest and prevent a long monotonous appearance.5. Normal hours of operation will be limited to between 6:00 AM and 10:00 PM.6. Normal access will be limited to McDermott (emergency vehicle entrance off fire lane on west side).7. Signage will be limited to building sign and low profile monument sign conforming to the City of Plano sign ordinance for the current retail district.8. There will be no open storage allowed anywhere on the premises.9. No open RV or boat storage.10. There will be no commercial truck or trailer rental business operated from the premises.
11. Advantage will use painted, standing seam metal roofing on all storage buildings in lieu of our standard galvanized material. This will provide an attractive, non-reflective appearance for those homeowners whose second story windows allow a view of our roofs.
